The one-minute investment takeaway

Our analysis: Allen combines an existing capacity story with a future landbank option. The operator explicitly distinguishes DFW3 and DFW4 from DFW5. Treating full-buildout floor area or future land as current earnings would overstate the investment case; existing leasing and incremental expansion returns need separate models.

What the sources establish

Who receives the money?

Our analysis of disclosed roles. Revenue routes are business-model interpretations, not estimates of booked project revenue.

Company / exposureEconomic roleWhat investors need to establish
CyrusOne existing facilitiesRecurring facility rent and operating servicesBillable MW, retention, net rental economics and maintenance capital.
CyrusOne DFW5 optionPotential future development incomePower, permits, contracted demand and incremental capital before assigning a stabilized yield.

How financially meaningful is it? Analyst interpretation

Our analysis: existing infrastructure may support incremental deployment more efficiently than an entirely new campus, but spare capacity and usable power must be demonstrated. Landbank value comes from the ability to choose when to invest, not from recording unbuilt revenue. Underwrite recurring cash from existing facilities separately from the cost and execution risk of DFW5. Floor-area figures are especially weak revenue proxies when customers differ in power density and cooling requirements.

How to test the economicsHypothetical model · not reported results

Existing-facility cash flow = contracted billable kW × net rental rate minus operating and maintenance costs. DFW5 value = risk-adjusted future development proceeds minus incremental land, power, construction and financing commitments.

Hypothetical illustration: an additional 8 MW billed at USD 145 per kW-month would produce USD 13.92 million annual rent before costs. If enabling and fit-out capital were USD 120 million, gross rent-to-capital would be 11.6%, before operating expenses. Neither assumption is an Allen disclosure.

Milestones that would change the assessment

MilestoneEvidence to watch
Existing capacity monetizationEvidence distinguishing listed IT capacity, available capacity and billable customer commitments.
DFW5 investment gateDated development decision supported by utility availability, permits and customer contracts.
Workload compatibilitySpecific power, cooling and structural acceptance plus responsibility for required upgrades.

What could break the investment case?

Our analysis: A campus-wide headline can blend operating assets with unfinished options. High-density customers may require capital beyond the listed cooling design, and cost recovery depends on lease terms. Existing customers can renew at different densities or rates, making aggregate square footage a poor indicator of future cash generation.

What would change our view?

Our analysis: Stable existing-facility leasing and an expansion backed by enforceable demand and power would strengthen the case. Idle capacity, owner-funded upgrades without adequate rent compensation or speculative DFW5 spending would weaken it. No value is assigned to a future building merely because land is available.

What remains unknown Not established in this review
