The one-minute investment takeaway
Querétaro 1 offers a useful distinction between the operating business and its financial backers. Ascenty provides the infrastructure, while any benefit to its owners depends on ownership economics, financing and distributions. Current specifications also differ from the opening release, so historical launch occupancy and power figures cannot serve as current operating results.

What the sources establish
- Operator / company disclosure Current specification. Ascenty lists Querétaro 1 at Camino a Nativitas 800 in Colón with 25 MW of total site power. This is not a disclosed customer IT-load figure. Primary source →
- Operator / company disclosure Historical scope. The opening release gave the first site 21 MW and launch occupancy of 25%. Its BRL 1 billion investment covered two Mexican facilities. Those historical measures are not current occupancy or a site-specific budget; the reviewed sources do not reconcile 21 MW with today’s 25 MW listing. Primary source →
Who receives the money?
Our analysis of disclosed roles. Revenue routes are business-model interpretations, not estimates of booked project revenue.
| Company / exposure | Economic role | What investors need to establish |
|---|---|---|
| Ascenty / operating platform | Supplies colocation infrastructure and services. | Current leases and net operating cash determine the facility contribution. |
| Digital Realty and Brookfield Infrastructure | Operator identifies financial backing. | Ownership connection does not allocate site income; ownership shares, funding obligations and distribution terms require separate evidence. |
| Customers and suppliers | Customers use the infrastructure and procure computing systems. | No named AI tenant or site-specific equipment order is established here. |
How financially meaningful is it? Analyst interpretation
Our analysis: subsidiary operating profit, shareholder accounting income and cash distributions are different quantities. Debt repayment and new development can retain cash inside a platform even when leasing improves. Historical Brazilian-real spending should remain in its source currency rather than being treated as current Mexican or U.S. spending. A reported power increase could reflect changed scope or additional delivery, but a reason should not be invented.
Owner cash benefit depends on distributable platform cash × the applicable ownership share, after debt service, reserves and funding obligations. A facility revenue model alone cannot establish a listed shareholder’s cash receipt.
Hypothetical illustration: USD 20 million of distributable platform cash at an assumed 50% ownership share implies USD 10 million before other obligations. If USD 12 million is retained for expansion first, that illustrative share receives USD 4 million. Neither ownership percentage nor cash amount is a disclosed Querétaro 1 figure.
Milestones that would change the assessment
| Milestone | Evidence to watch |
|---|---|
| Specification reconciliation | Seek an explanation of current versus opening power scope and verified commissioned IT load. |
| Current leasing | Look for present billable occupancy and customer commitments rather than carrying forward launch percentages. |
| Shareholder conversion | Establish financing, reserves and distribution terms before translating platform growth into public-company cash. |
What could break the investment case?
Our analysis: Currency mismatches, power recovery and debt costs can dilute rent gains. Platform expansion can consume distributable cash. A backing relationship can be economically remote from one facility, making project headlines a weak proxy for shareholder returns.
What would change our view?
Our analysis: Our confidence would rise with current contracted load and transparent cash conversion. It would fall if expansion needs repeatedly absorb operating cash or if power specifications remain ambiguous without verified delivery.
What remains unknown Not established in this review
Current occupancy, customer IT load, AI tenant identity, pricing, financing, ownership allocation and site distributions remain unestablished. BRL historical amounts are preserved without conversion.
