The one-minute investment takeaway
Our analysis: the Compass market listing establishes a campus offering, but leaves the key earnings bridge incomplete. Investors need to know how much capacity is usable, contracted and billable, and which capital obligations remain. A large number on a market page cannot supply those answers.
Readiness basis: Classification of evidence in the reviewed profile; strongest documented phase, not full-campus completion. Operator lists a 79 MW campus; current energized utilization undisclosed Readiness source →
What the sources establish
- Operator / company disclosure Operator-listed scale. Compass’s market page identifies a 79 MW hyperscale campus in Loudoun County, Northern Virginia. It does not label that figure as measured current customer draw. Primary source →
- Operator / company disclosure Evidence boundaries. The Northern Virginia entry describes development with local officials but does not name campus customers, provide building-level delivery dates or disclose project contract values. Primary source →
Who receives the money?
Our analysis of disclosed roles. Revenue routes are business-model interpretations, not estimates of booked project revenue.
| Company / exposure | Economic role | What investors need to establish |
|---|---|---|
| Compass | Potential recurring rent and facility-service receipts | Contracts, ownership share, delivered capital and stabilized cash contribution. |
| Utility counterparties | Potential electrical service economics | Named agreements, energization and cost allocation; none is assigned from the listing. |
| Customer and equipment ecosystem | Potential tenant computing and supplier spending | Verified tenant or procurement evidence before adding specific securities. |
How financially meaningful is it? Analyst interpretation
Our analysis: hyperscale facilities can have concentrated customers and custom delivery obligations. A long contract may provide predictable receipts but also impose significant upfront fit-out and acceptance risk. Separate the asset’s development yield from the equity return after financing. A leased phase can look attractive before interest and replacement reserves yet provide much less distributable cash. Public investment exposure requires a documented relationship and meaningful ownership economics.
Property contribution = billable contracted capacity × net rent plus service margin minus unrecovered expenses. Equity cash flow additionally deducts debt service, maintenance and required reserves.
Hypothetical illustration: a USD 100 million asset earning USD 9 million before financing yields 9%. USD 60 million of debt at 7% consumes USD 4.2 million annual interest, leaving USD 4.8 million before other equity costs. These are assumptions, not campus financing.
Milestones that would change the assessment
| Milestone | Evidence to watch |
|---|---|
| Capacity reconciliation | A dated schedule separating planned, energized, accepted and billable MW. |
| Tenant obligations | Lease commencement, fit-out responsibilities and protections against delivery delays. |
| Return evidence | Allocated project capital and operating costs sufficient to assess cash yield. |
What could break the investment case?
Our analysis: Customer concentration can magnify renewal and credit exposure. A power-ready facility may still await customer acceptance, and pass-through electricity receipts can inflate revenue without equal margin. Common market branding can also conceal different phases with different delivery risks.
What would change our view?
Our analysis: Verified rent commencement and stable customer obligations would strengthen the case. A large gap between listed capacity and usable contracted capacity, or owner-funded spending without compensated rent, would weaken it. Neither interpretation can be resolved from the market listing alone.

Virginia DEQ record check
Reviewed October 7, 2026 · Candidate facility match
DEQ lists Compass IAD Datacenter at 42254 Thunderball Drive, Leesburg, under air registration 74160. The operator and county align with our Compass Loudoun profile; the operator market page does not establish the precise address or which buildings comprise its 79 MW offering. The record therefore remains a candidate, rather than proof of full-campus delivery.
