Core Scientific Denton: Contract detail helps test conversion economics
FJI source-qualified: four-document gate met, including project-specific government evidence. Qualification evidence and decisions →
Project status: Issuer reports approximately 260 MW billing and substantial completion at mid-July 2026; current metered utilization unverified. Capacity scope: 262 MW contractual critical IT allocation; approximately 260 MW billing reported mid-July 2026; electrical supply scopes separate. How we verify evidence.

Scoped review of dated disclosures; issuer forecasts and reported service are separate from measured utilization, paid spending and investment returns.
Billing evidence supersedes the old target
July 28 issuer presentation reports roughly 260 MW billing at Denton as of mid-July, with substantial completion. We now classify documented customer service as operating, while retaining April’s 262 MW contractual allocation. Rounded billing, contracted IT and metered consumption remain different measures.
Power and land: date each boundary
September 10 disclosure reports 297 MW existing electrical load conditionally approved and 74 MW additional load validated in earlier study cases, outside Batch Zero. These do not reconcile April’s 394 MW potential envelope. The city’s 2024 agreement announcement has a broader 78.85-acre lease and USD 6.1 billion tenant investment forecast. Neither proves current operator spending or earnings.
Economic roles and next checkpoint
Core Scientific (CORZ) provides licensed facilities on municipal land; CoreWeave (CRWV) monetizes computing. Our analysis: billed service is a stronger revenue checkpoint than power access alone, but revenue credits, cash collection and customer concentration still matter. Next: dated site billing, lease/power consent and phase permit evidence. Earlier forecasts remain historical, not current targets.

The one-minute investment takeaway
Our analysis: Contract detail helps test conversion economics. Denton offers unusually concrete contractual evidence rather than a generic AI capacity headline. The landlord provides facilities; CoreWeave monetizes computing. The April filing discloses a USD 100/kW-month base license structure and annual escalation, but cash receipts differ from accounting revenue because of prepaid credits. Investors should reconcile the customer allocation, actual accepted phases and billed amounts. The 262 MW allocation cannot be treated as confirmed current full-campus utilization. The city ground lease adds tenure and renewal diligence distinct from freehold ownership.
Readiness basis: Classification of evidence in the reviewed profile; strongest documented phase, not full-campus completion. Issuer reports approximately 260 MW billing and substantial completion at mid-July 2026; current metered utilization unverified Readiness source →
What the sources establish
- Site and tenant. The April filing identifies the Denton campus ground lease and a CoreWeave colocation agreement allocating 262 MW. Primary source →
- Delivery context. The May presentation targeted full Denton completion at midyear; a target is not a later commissioning confirmation. Primary source →
- Portfolio boundary. July results report 437 MW billed across Core Scientific’s portfolio, without a Denton-only breakdown. Primary source →
Who receives the money?
Our analysis of disclosed roles. Revenue routes are business-model interpretations, not estimates of booked project revenue.
| Company / exposure | Economic role | What investors need to establish |
|---|---|---|
| Core Scientific (CORZ) | Operator / owner: property rent or computing service contribution according to the business model | Accepted phases, retained margin, financing and maintenance obligations. |
| Named customers or resource providers | Payments for contracted services or resource delivery where the source identifies a relationship | Confirm scope and contracts; broad ecosystem demand does not establish a supplier order. |
| Other contractors and equipment suppliers | Potential construction and refresh receipts | Do not assign undisclosed vendors, earnings or contract values. |
How financially meaningful is it?
Our analysis: Denton offers unusually concrete contractual evidence rather than a generic AI capacity headline.
Gross base fees under the cited structure are distinct from net cash billed after prepaid credits, operating costs and debt service.
Hypothetical illustration: An assumed 10 MW billing delay at USD 100/kW-month defers USD 1 million of monthly gross fees. This illustrates timing risk, not an observed delay.
Milestones that would change the assessment
| Milestone | Evidence to watch |
|---|---|
| Evidence of delivery | A dated phase acceptance record showing usable equipment, power and cooling; separate previous targets from observed completion. |
| Recurring economics | Campus-specific acceptance, billing MW and cash after prepaid credits |
| Capital and operating reconciliation | Separate property construction, computing hardware, reimbursed costs and financing; distinguish operating cash receipts from revenue recognition. |
What could break the investment case?
Our analysis: Customer concentration, ground lease obligations, prepaid credit offsets and electrical conversion spending can weaken cash conversion. Portfolio billing does not establish completion of this particular campus.
What would change our view?
Our analysis: Phase-specific customer acceptance, sustained useful workloads and cash generation after recurring costs would strengthen our assessment. Missed acceptance, deteriorating margins or additional capital required without equivalent contract protection would weaken it. A larger design envelope alone would not change the operating assessment.
What remains unknown
Current phase utilization, site-specific cash flow, customer acceptance detail, actual tariff, measured PUE, maintenance obligations and incremental capital returns are not fully disclosed in the reviewed sources. Coordinates represent the named locality or campus vicinity, not a surveyed building. A target date is not a verified completion. Readiness means the documented state above; no blanket “shovel ready” designation is inferred from a marketing page.
Project research for information, not a buy recommendation. Financial illustrations use assumptions, not disclosed site results or management guidance.
