The one-minute investment takeaway
Our analysis: Water-saving design leaves power and capital economics to assess. Chandler adds an established private campus with documented cooling and density features. Lower cooling water needs can reduce a particular operational constraint while introducing tradeoffs in electrical use and equipment cost. An eight-building label does not disclose capacity, occupancy or current AI workload. Public exposure through asset managers is indirect: fund asset performance, fees and corporate earnings have separate relationships. The investment model should focus on rents, billable phases, fit-out and maintenance. Marketing a density ceiling should never be treated as a current deployment or a booked GPU order.
Readiness basis: Classification of evidence in the reviewed profile; strongest documented phase, not full-campus completion. Existing eight-facility campus marketed; current utilization undisclosed Readiness source →
What the sources establish
- Named campus. CyrusOne’s Chandler page describes eight facilities and zero-water cooling systems, with limited water used for other purposes. Primary source →
- Technical scope. The page markets high-density capability and facility certifications; those specifications are not evidence of actual density in every occupied hall. Primary source →
- Ownership boundary. CyrusOne was acquired by KKR- and GIP-managed funds in 2022. Fund ownership differs from direct listed-company campus earnings. Primary source →
Who receives the money?
Our analysis of disclosed roles. Revenue routes are business-model interpretations, not estimates of booked project revenue.
| Company / exposure | Economic role | What investors need to establish |
|---|---|---|
| CyrusOne | Recurring property and retained service contribution | Accepted and billable capacity, rents, retained service costs and maintenance |
| Named resource or service participants | Utility service, network provision or managed-fund ownership only where documented | Contracts, billing scope and cost recovery; do not treat customer payments as automatic profit. |
| Other equipment and construction vendors | Potential capital-purchase receipts; no undisclosed vendor assigned | Actual orders and scope before attributing earnings or AI exposure. |
How financially meaningful is it?
Our analysis: Chandler adds an established private campus with documented cooling and density features.
Property return must include cooling and electrical capital, ongoing retained costs and maintenance; managed-fund exposure does not disclose parent-company project profit.
Hypothetical illustration: If an assumed density retrofit costs USD 50 million and adds USD 5 million annual contribution, simple payback is ten years before finance. These are not Chandler costs or returns.
Milestones that would change the assessment
| Milestone | Evidence to watch |
|---|---|
| Readiness and scope | Accepted high-density phases, billable load, renewal economics and water-versus-energy performance |
| Customer economics | Named commitments and accepted equipment scope; reconcile recurring receipts, electricity recoveries, incentives and maintenance. |
| Capital and resources | Document the incremental power, cooling and network investment needed at the intended density; identify which party pays. |
| Evidence of useful output | For owner-users, useful computing per dollar; for landlords, billable load and service margin; neither is inferred from a building count. |
What could break the investment case?
Our analysis: Hot-weather resilience, electricity cost, density conversion and renewal terms remain material. Cooling-specific water claims should not be expanded into a claim of zero campus water consumption or guaranteed economics.
What would change our view?
Our analysis: Phase-specific customer acceptance, sustained useful workloads and cash generation after recurring costs would strengthen our assessment. Missed acceptance, deteriorating margins or additional capital required without equivalent contract protection would weaken it. A larger design envelope alone would not change the operating assessment.
What remains unknown
Current phase utilization, site-specific cash flow, customer acceptance detail, actual tariff, measured PUE, maintenance obligations and incremental capital returns are not fully disclosed in the reviewed sources. Coordinates represent the named locality or campus vicinity, not a surveyed building. A target date is not a verified completion. Building area is not IT MW, and utility or generation capacity is not automatically campus computing capacity.
Project research for information, not a buy recommendation. Financial illustrations use assumptions, not disclosed site results or management guidance.
Arizona government record check
Reviewed October 7, 2026 · City business-presence corroboration; permit match unresolved
Chandler’s December 2025 Price Corridor brochure identifies CyrusOne in the south corridor. Its November 2025 new-business list names CyrusOne Procurement at 2335 S Ellis Street. These official records corroborate local business presence, not building permits, commissioning or acceptance across PHX1–PHX8. Exact campus air-permit numbers, building completion records and project-specific power-service approvals remain unresolved. A separate CyrusOne Mesa zoning case was excluded because it does not verify the Chandler campus.
