The one-minute investment takeaway
MO1 adds a distinct regional footprint rather than another Querétaro campus. The investment lens is enterprise infrastructure and connectivity in the Monterrey area. Industrial or cross-border activity can motivate demand research, but it does not identify a contracted customer. The economic case needs actual deployments, retention and costs rather than a broad nearshoring narrative.

What the sources establish
- Operator / company disclosure Current specification. Equinix lists MO1 in Apodaca, Nuevo León, with 12,497 square feet of colocation space and 2N UPS redundancy. These specifications do not establish billable cabinet inventory or a dedicated AI training system. Primary source →
- Operator / company disclosure Portfolio-price boundary. The operator’s January 2020 article confirms MO1 open alongside MX1 and MX2 after a USD 175 million combined acquisition. That is a three-facility transaction amount, not MO1’s individual budget or current value. Primary source →
Who receives the money?
Our analysis of disclosed roles. Revenue routes are business-model interpretations, not estimates of booked project revenue.
| Company / exposure | Economic role | What investors need to establish |
|---|---|---|
| Equinix / EQIX | Operates the listed colocation facility. | Recurring deployments must support operating costs, maintenance and any upgrade investment. |
| Enterprise and network customers | Potential regional infrastructure users. | No named AI customer or specific industrial workload is established in these sources. |
| Infrastructure vendors | Possible equipment and support counterparties. | Market activity is not a disclosed project procurement order. |
How financially meaningful is it? Analyst interpretation
Our analysis: a smaller existing site can deliver recurring cash without a large construction announcement. However, regional economic growth is only a demand hypothesis until it becomes paid usage. A customer can add connectivity while reducing local equipment, so cabinets and connection income may move differently. Current pricing, retention and upgrade cost determine whether those changes improve contribution.
Net recurring growth = expansion from retained customers + contribution from new customers − lost contribution from churn − added operating costs. Separate one-time installation charges from durable recurring revenue.
Hypothetical illustration: USD 1 million of new recurring revenue less USD 400,000 lost through churn leaves USD 600,000 net growth before delivery costs. If recurring support costs rise USD 350,000, additional contribution is USD 250,000. These are assumed values, not MO1 results.
Milestones that would change the assessment
| Milestone | Evidence to watch |
|---|---|
| Customer demand | Seek production deployments and spending instead of assigning tenants from a regional industrial narrative. |
| Retention | Watch renewed commitments and net expansion; gross new sales alone can overstate growth. |
| Upgrade return | Match site-specific engineering costs with contracted revenues and actual service margins. |
What could break the investment case?
Our analysis: Customer consolidation can reduce the installed base. Regional demand may favor cloud services or competitors. Power and support costs can absorb new billings, and high-density upgrades can constrain the cash available from a small footprint.
What would change our view?
Our analysis: Our confidence would rise with net recurring customer growth and manageable sustaining costs. It would fall if churn offsets sales or if substantial new capital is required without corresponding commitments.
