The one-minute investment takeaway
MX2 is a separate facility in an established connectivity market, not a second copy of MX1’s economics. Customers may value campus proximity and network access, but an adjacent location does not reveal shared capacity, identical tenants or equal returns. The investment task is to establish MX2’s own recurring deployments and capital requirements.

What the sources establish
- Operator / company disclosure Facility identity. Equinix lists MX2 at Lot 80 in Parque Tecnológico Innovación, El Marqués. Several technical fields on the current page are unavailable, so no facility MW total is assigned. Primary source →
- Operator / company disclosure Acquisition boundary. Equinix’s January 9, 2020 article reports MX1, MX2 and MO1 open for business after acquisition of the three Axtel data centers for USD 175 million. That multi-facility price is not MX2’s standalone purchase cost, current valuation or new AI investment. Primary source →
Who receives the money?
Our analysis of disclosed roles. Revenue routes are business-model interpretations, not estimates of booked project revenue.
| Company / exposure | Economic role | What investors need to establish |
|---|---|---|
| Equinix / EQIX | Provides colocation and connectivity infrastructure. | Current recurring customers and net services determine cash generation; MX2 revenue is undisclosed. |
| Customer deployments | Generate infrastructure demand and connections. | No named AI tenant, current cabinet inventory or productive load is established. |
| Hardware vendors | Potential customer or facility procurement roles. | Missing technical data should not be filled with adjacent-facility specifications or assumed accelerator orders. |
How financially meaningful is it? Analyst interpretation
Our analysis: an acquisition can create network and operating benefits across several facilities, but those benefits require evidence. A shared campus can also need incremental power, cooling or fiber spending. Allocating an equal third of the historical purchase price to MX2 would invent an accounting split, and using that amount as today’s invested capital would ignore subsequent investment and depreciation.
Facility cash contribution = net colocation and connectivity revenue − operating costs − maintenance. Acquisition returns require the actual allocated investment, integration cost and subsequent capital, not an arbitrary division of a portfolio price.
Hypothetical illustration: USD 1 million of incremental annual service revenue at an assumed 40% contribution margin adds USD 400,000 before fixed-cost changes and capital spending. If supporting upgrades cost USD 2 million, that contribution alone takes five years to recover them, ignoring financing and residual value.
Milestones that would change the assessment
| Milestone | Evidence to watch |
|---|---|
| Technical disclosure | Seek current MX2-specific usable capacity and density information; unavailable fields remain unknown. |
| Customer deployment | Verify production installations and recurring billing instead of assuming nearby MX1 evidence applies. |
| Capital efficiency | Compare paid service expansion with upgrade and maintenance spending, separating portfolio benefits from site returns. |
What could break the investment case?
Our analysis: Incomplete specifications constrain underwriting. Upgrades may require more spending than customer contracts support. Regional cloud growth can shift demand among facilities rather than increase total deployments, and competitive connectivity pricing can limit margin.
What would change our view?
Our analysis: Our confidence would rise with site-specific deployments and profitable recurring expansion. It would fall if capital needs grow without corresponding commitments or if all supporting evidence remains at the portfolio level.
What remains unknown Not established in this review
Current IT MW, occupancy, tenant mix, pricing, upgrade budget, allocated acquisition basis and site earnings remain unestablished. No dedicated AI training installation is confirmed.
