The investment takeaway

Our analysis: Parker fills a Denver-area coverage gap with a distinct private operator and utility-backed supply plan. Construction evidence is stronger than an announcement, but it does not establish productive capacity or revenue.

Campus boundary and company roles

This is Flexential’s fifth Denver-area facility at Compark Boulevard and South Chambers Road in Parker, separate from its Englewood, Centennial, Aurora and downtown facilities. Flexential develops/operates; CORE supplies planned electricity; Westside helped secure zoning. No project-specific public ticker or equipment/customer contract is inferred.

Power, cooling and readiness

CORE says it will provide 22.5 MW from available capacity. This is a supplier statement, not utility acceptance. PBS describes town-confirmed dry closed-loop cooling and concerns about noise and resources; measured operational performance remains unknown.

Government record and milestones

Parker’s April 13, 2026 notice confirms construction. PBS reports February 2024 rezoning, but an accessible adopted ordinance and permit suite were not independently retrieved. The 2024 company target was 2026; June 2026 PBS reporting expects January 2027. Both are forecasts, and the change requires reconciliation.

Demand and financial significance

No Parker tenant or GPU deployment is established. Company platform-wide customer relationships cannot be assigned to this campus. Contracted demand, utility acceptance and customer service are the bridge from construction spending to recurring revenue.

Risks and assessment changes

Delivery slippage, lease-up, power costs, noise and community concerns are key. Dated occupancy, energization and contracted customers would strengthen readiness; documented delays or revised service constraints would weaken it.

Financial significance

PBS reports a $192 million facility; no project-specific financing close verified. CORE identifies planned supply, but price, minimum billing, infrastructure cost allocation and acceptance date are undisclosed. Westside representative forecasts 30–50 jobs and $1.5–1.7 million annual town franchise-fee revenue; these are attributed forecasts, not operator earnings. Our analysis: revenue conversion depends on commissioned, occupied capacity, not footprint or utility availability alone.
