The investment takeaway

Our analysis: SuperNova adds a private colocation operator and a construction-stage campus in central Florida. It offers a nearer delivery catalyst than concept-only projects, but the elapsed Q3 target and possible October opening cannot establish productive capacity.

Campus identity and scope

SuperNova is HostDime’s new flagship and headquarters at 1 Innovative Pl near Eatonville and Maitland. The company describes seven stories, 100,000 square feet and more than 1,000 racks; WFTV reports 120,000 square feet. The difference remains unresolved and neither area nor rack envelope is converted into IT MW. This campus is separate from Equinix MI6 in Doral.

Government record and milestone discipline

The Town of Eatonville’s September 1 agenda names HostDime and includes development-agreement amendments. WKMG reports consideration of stronger penalties and conditions. An agenda or recommended amendment does not establish an adopted condition. WFTV’s September 3 report makes a potential October opening conditional on final inspections; no passed inspection or occupancy certificate was verified.

Power, cooling and readiness

HostDime says it coordinated dedicated electrical infrastructure with Duke Energy and uses closed-loop chilled water with air-cooled equipment. These are operator claims; actual load, tariff, utility acceptance and measured cooling demand remain unknown. Tier IV infrastructure language is not independently verified certification. The current operator page describes final construction and commissioning, supporting under-construction classification.

Demand and economic roles

HostDime is developer/operator and markets colocation, private suites, bare metal, cloud and interconnection. Marketing is not an executed customer commitment. Eatonville is a development-agreement and water/sewer counterparty. Duke Energy’s reported planning role supports a qualified utility connection, with no inferred equipment contracts, GPU awards or project earnings.

Risks and what would change the assessment

Repeated delays, sound mitigation, municipal commitments, inspections and leasing are central. Dated occupancy and utility acceptance followed by operating customer evidence would strengthen readiness. Further missed milestones or unfulfilled conditions would weaken it. Do not treat a hoped-for October date as an achieved opening.

Financial significance

WKMG reports a $100 million project cost, not verified incurred spending or a closed financing package. HostDime markets colocation and private-cloud services, but no contract revenue, leased-rack count, occupancy, debt terms or project margin is disclosed in reviewed documents. Duke Energy is a company-reported planning counterparty; DUK earnings cannot be estimated from that relationship. Our analysis: the economic inflection requires occupied, billable service after inspections and commissioning.

Sources and claim verification

Distinct project-specific documents; repeated releases count once. Company claims remain attributed and do not independently establish delivery.

  1. Town of Eatonville Council · 2026-09-01

Official council agenda includes discussion of HostDime’s previous development-agreement amendments and consideration of amendment 3, with agreement attachments. This verifies the town’s project record; an agenda does not establish adoption of proposed fines, occupancy authorization or operation.

  2. HostDime · publication date not established

Operator describes SuperNova at 1 Innovative Pl as its seven-story 100,000-square-foot flagship, with more than 1,000-rack design capacity. It says final construction, commissioning and inspections continue, and describes Duke Energy coordination and closed-loop, air-cooled chilled-water cooling. These are company descriptions, not measured load, utility acceptance or independent Tier IV certification.

  3. WFTV / Dave Jordan · 2026-09-03

Independent local reporting quotes the CEO’s possible October opening conditional on final inspections after repeated delays. It reports prior $250-per-day fines. Its 120,000-square-foot figure differs from the operator’s 100,000; scope reconciliation remains open. The article does not establish passed inspections.

  4. WKMG / ClickOrlando, Mark Lehman · 2026-09-01

Reports the planned council consideration of $500-per-day penalties and additional site commitments, plus a reported $100 million project cost and municipal water/sewer reimbursements. URL says August 31, but visible publication/update date is September 1. Proposed accountability terms are not treated as adopted.

Scoped FJI evidence check · October 16, 2026

Target: WKMG September 1 reports Q3 2026 opening expectation; prior audit WFTV October possibility inaccessible and not newly verified.

Dated evidence: Current operator page still says final construction/commissioning ahead of opening. No occupancy or achieved opening confirmed.

Still open: Operating MW, occupancy certificate, delivered utility volume, financing and actual spend unavailable. WKMG date sequence contains apparent 2020/2025 inconsistency; do not infer revised legal deadline. WFTV blocked by location.
