The one-minute investment takeaway

Our analysis: Established infrastructure still faces resource and refresh obligations. Sarpy is a mature comparison point for newer Nebraska developments. Existing infrastructure can support efficient additions, but the marginal investment must still include denser electrical systems, cooling modifications and replacement hardware. Local public utilities are identifiable counterparties; they are not publicly traded stocks. Regional grid investments should not all be attributed to one data center. An operating record strengthens execution evidence while leaving current useful load and AI-specific output unknown. Compare the cost of local compute with alternatives, accounting for network links and resilience. Historic campus spending should not be treated as an annual capital requirement or a realizable asset valuation.

Readiness basis: Classification of evidence in the reviewed profile; strongest documented phase, not full-campus completion. Operational campus documented in current Meta fact sheet Readiness source →

What the sources establish

Who receives the money?

Our analysis of disclosed roles. Revenue routes are business-model interpretations, not estimates of booked project revenue.

Company / exposureEconomic roleWhat investors need to establish
Meta (META)Product and cloud-service contribution; an owner-user returnUseful computing after replacement costs
Named resource or service participantsUtility service, network provision or managed-fund ownership only where documentedContracts, billing scope and cost recovery; do not treat customer payments as automatic profit.
Other equipment and construction vendorsPotential capital-purchase receipts; no undisclosed vendor assignedActual orders and scope before attributing earnings or AI exposure.

How financially meaningful is it?

Our analysis: Sarpy is a mature comparison point for newer Nebraska developments.

How to test the economics

Marginal computing benefit must exceed incremental hardware, allocated infrastructure and retained operating costs over the actual equipment life.

Hypothetical illustration: A hypothetical USD 200 million refresh producing USD 25 million annual pre-financing contribution yields a simple 12.5% return. These are not Sarpy financial results.

Milestones that would change the assessment

MilestoneEvidence to watch
Readiness and scopeResource capacity for incremental computing, measured efficiency and phase-specific refresh
Customer economicsNamed commitments and accepted equipment scope; reconcile recurring receipts, electricity recoveries, incentives and maintenance.
Capital and resourcesDocument the incremental power, cooling and network investment needed at the intended density; identify which party pays.
Evidence of useful outputFor owner-users, useful computing per dollar; for landlords, billable load and service margin; neither is inferred from a building count.

What could break the investment case?

Our analysis: Regional load growth can affect future tariffs, resource allocation and expansion timing. Annual renewable matching does not demonstrate hourly local supply. Hardware changes can require substantial spending after facilities are already operating.

What would change our view?

Our analysis: Phase-specific customer acceptance, sustained useful workloads and cash generation after recurring costs would strengthen our assessment. Missed acceptance, deteriorating margins or additional capital required without equivalent contract protection would weaken it. A larger design envelope alone would not change the operating assessment.

What remains unknown

Current phase utilization, site-specific cash flow, customer acceptance detail, actual tariff, measured PUE, maintenance obligations and incremental capital returns are not fully disclosed in the reviewed sources. Coordinates represent the named locality or campus vicinity, not a surveyed building. A target date is not a verified completion. Building area is not IT MW, and utility or generation capacity is not automatically campus computing capacity.

Scoped FJI evidence check · October 16, 2026

Target: 2017 state announcement expected online as early as 2020; subsequent nine-building expansion in 2022.

Dated evidence: Independent report records 2019 first operation, earlier than original target; current sheet supports operating campus.

Still open: Current commissioned IT MW unavailable; $2.5B+ sheet labels Nebraska-wide investment and cannot establish each campus phase. Current phase occupancy, acceptance and legal parcel/permit reconciliation remain field-specific gaps; scoped review is not whole-project certification.
