The one-minute investment takeaway
MI6 offers existing infrastructure in the Miami market, where a connectivity narrative needs facility-level verification. A regional network gateway can support customer demand, but it does not establish that every site hosts the same services or AI workloads. The investment test combines billable deployments with the capital needed to preserve reliable operation and meet customer requirements.

What the sources establish
- Operator / company disclosure Facility evidence. Equinix lists MI6 at 1525 NW 98th Court in Doral with 75,046 square feet of colocation space and N+1 UPS, generator and cooling redundancy. The published configuration does not quantify outage performance, leased capacity or current customer load. Primary source →
- Operator / company disclosure Demand boundary. The listing does not identify a dedicated AI training cluster, named AI tenant or new construction budget. Miami-wide connectivity claims require separate verification before assigning a specific cable connection or service deployment to MI6. Primary source →
Who receives the money?
Our analysis of disclosed roles. Revenue routes are business-model interpretations, not estimates of booked project revenue.
| Company / exposure | Economic role | What investors need to establish |
|---|---|---|
| Equinix / EQIX | Provides colocation infrastructure and services. | Paid deployments, retention and sustaining capital determine site cash economics. |
| Customers | Choose the facility for workload and connectivity requirements. | Named contracts and technical acceptance are needed to establish current demand and density. |
| Power, cooling and network suppliers | Potential delivery and maintenance roles. | No project-specific order value is established from the operator listing. |
How financially meaningful is it? Analyst interpretation
Our analysis: reliability is an economic requirement because customer service obligations can expose the owner to costs or lost demand. Redundancy specifications alone do not establish those financial terms. Weather resilience, insurance and backup-service requirements are diligence questions rather than findings of a problem at MI6. Capital spent to sustain service should be separated from capital that adds new billable capacity.
Sustainable site cash = recurring service contribution − operating expense − maintenance and resilience spending. Incremental upgrades require a separate comparison with contracted new cash, including financing and downtime costs.
Hypothetical illustration: USD 10 million of annual operating cash before sustaining investment leaves USD 8 million after USD 2 million of maintenance and resilience spending. If that spending rises to USD 4 million, residual cash falls 25% to USD 6 million. These are not MI6 cash-flow figures.
Milestones that would change the assessment
| Milestone | Evidence to watch |
|---|---|
| Customer evidence | Seek MI6-specific deployments, contracted expansion and recurring service attachment. |
| Resilience scope | Verify customer obligations and maintenance requirements rather than relying on a portfolio uptime slogan. |
| Density delivery | Track engineered and commissioned upgrades plus customer acceptance before attributing AI growth. |
What could break the investment case?
Our analysis: Sustaining capital can rise faster than rent. Customer consolidation or competition can pressure retention. High-density requirements may necessitate upgrades without an adequate pricing premium. Regional network strengths do not automatically deliver site revenue.
What would change our view?
Our analysis: Our confidence would rise with durable customer expansion and stable cash after sustaining costs. It would fall if upgrade and service obligations consume most growth or if demand evidence remains solely regional.
What remains unknown Not established in this review
