The Barn: financed scale still needs accepted power and computing

Financing closed: Related’s April 24 announcement retained closing conditions. Kirkland & Ellis subsequently reported that financing for the USD 16 billion campus closed on April 30; Gibson Dunn’s May 4 notice corroborates that date. These transaction-counsel statements establish a closing milestone, not an audit of drawdowns, transferred funds, cash spent or project returns. Kirkland closing notice → · Gibson Dunn confirmation →
Construction and delivery: Oracle reported all three buildings under construction in June and one million union craft hours on September 28. Its current schedule targets the network core at year-end 2026 and the start of customer delivery in the second half of 2027. Those are separate forward-looking milestones; neither establishes accepted service or operating IT load. September construction update → · Oracle delivery schedule →
Power and other open conditions: MPSC’s conditional utility-contract approval covers a 1,383 MW maximum-load framework; its initial 332 MW storage approval is a separate battery tranche. Neither is evidence of energized data-center capacity. Primary permit conditions and compliance, the utility-contract appeal’s merits outcome, commissioning, customer acceptance, funds drawn and project economics remain open. The one-minute investment takeaway
Our analysis: The Barn adds a financed gigawatt-scale development with named equity, debt and computing participants. Financing reduces one execution uncertainty but does not establish that all capital has been drawn, buildings accepted or customer workloads delivered. Each participant receives money through a different economic mechanism.
Readiness basis: Classification of evidence in the reviewed profile; strongest documented phase, not full-campus completion. What the sources establish
- Financing and scope. Related’s April 24, 2026 release says financing was secured for a USD 16 billion Saline Township campus, with three buildings and more than 1 GW planned capacity. Equity comes from Related and Blackstone-affiliated funds; fixed-rate long-term debt is anchored by PIMCO-managed funds and accounts. Primary source →
- Construction evidence. The June 1, 2026 release documents campus construction with more than 700 Michigan tradespeople working onsite. This is construction evidence, not commissioning. Primary source →
- Demand and utility relationship. OpenAI’s October 30, 2025 announcement names Related Digital, Oracle and DTE Energy. Its original early-2026 construction target is superseded for stage assessment by the later construction release. Primary source →
Who receives the money?
Our analysis of disclosed roles. Revenue routes are business-model interpretations, not estimates of booked project revenue.
| Company / exposure | Economic role | What investors need to establish |
|---|---|---|
| Related / Blackstone-affiliated funds | Development and property investment | Accepted leases and net property contribution after construction and financing. |
| PIMCO-managed funds and accounts | Debt funding | Coupon, security, covenants and repayment; fund lending is not corporate project ownership. |
| Oracle / OpenAI | Cloud supply and named computing relationship | Service acceptance, useful utilization and customer contribution. |
| DTE Energy / Walbridge | Named utility and construction participants | Actual service and contract economics, cost allocation and completion. |
How financially meaningful is it?
Our analysis: a financed campus may still carry considerable construction and acceptance risk. Debt commitments, drawn balances and equity funding dates should be separated. Fixed-rate borrowing can reduce rate uncertainty while leaving principal repayment, refinancing and collateral risk. The USD 16 billion campus headline is not an estimate of every subsequent server refresh or Oracle’s future customer revenue. Likewise, project investment by managed funds does not establish Blackstone corporate ownership of all the assets or PIMCO corporate lending exposure. For property investors, phase acceptance and rent commencement matter. For Oracle, computing service performance and operating cost matter. For the utility, the key questions are service obligations and approved cost recovery. An integrated capital and delivery model should show which party funds each asset and bears a delay.
Property cash return equals accepted rent and service contribution minus operating costs, interest, reserves and maintenance. Cloud contribution is customer receipts minus facility payments, electricity, network and hardware renewal. Model fund returns separately from asset-manager corporate fees.
Hypothetical illustration: USD 2 billion of drawn funding at 6% annual cost incurs USD 60 million of carrying expense during an additional six months before income, excluding other costs. Those assumptions are not the project’s debt balance, interest rate or delay forecast.
Milestones that would change the assessment
| Milestone | Evidence to watch |
|---|---|
| Funding reconciliation | Actual drawdowns, equity funding, lender protections and cost-to-complete. |
| Utility acceptance | Phase-level service readiness, regulatory conditions and customer-cost allocation. |
| Facility delivery | Cooling and electrical commissioning followed by lease or service acceptance. |
| Useful workloads | Productive computing and cash contribution rather than the construction workforce count. |
What could break the investment case?
Our analysis: Financing can be available while the power or customer acceptance schedule slips. Very large common infrastructure costs can sit ahead of billable phases. Specialized buildings and concentrated computing demand increase counterparty exposure. Fixed rates do not protect against cost overruns or impaired collateral. Job and community-benefit estimates are not project shareholder returns.
What would change our view?
Our analysis: Funded phases delivered with accepted power and customer computing would strengthen the case. Rising completion costs, delay or obligations ahead of workloads would weaken it. We would revise financial materiality after disclosures of rents, debt balances and computing contribution, not by allocating Oracle backlog or Blackstone assets to the site.
What remains unknown
Financing: transaction closing on April 30 is reported by both transaction-counsel firms; funding drawdowns, capital actually spent, final tranche flows and full deal economics are not verified. Permitting: a February 2026 Planet Detroit investigation reported January air and wetland permits, but FJI did not directly retrieve and examine the primary permit files or confirm compliance/appeal disposition; Saline Township’s data-center document page did not load in this pass. Power: MPSC approval of a 1,383 MW maximum-load special contract and 332 MW initial storage tranche does not establish energized service, operating storage, data-center IT load, or customer acceptance. Delivery: phase-by-phase energization, completed commissioning, operating IT capacity, utilization, equipment acceptance, Oracle service delivery, and rent commencement remain unverified. The Attorney General’s appeal brief was filed in August; the October 5 Court of Appeals order extended appellee briefing to December 4, 2026 in docket 380362; no merits disposition was established in this source pass. Debt pricing, covenants, phase lease terms, utility pricing, project income and realized tax receipts also remain undisclosed or unverified. Saline Township is a representative locality pin.
