The one-minute investment takeaway
Our analysis: VA2 should be evaluated as three potential delivery and revenue streams rather than a single 96 MW earning asset. The operator provides a clear design envelope, but its forward-looking campus wording does not establish which buildings are commissioned today. The decisive evidence is phase-level power, acceptance and rent.
Readiness basis: Classification of evidence in the reviewed profile; strongest documented phase, not full-campus completion. Operator lists campus design scope; current phase delivery not established here Readiness source →
What the sources establish
- Operator / company disclosure Campus envelope. Vantage lists an 18-acre campus with three multi-story data centers, 800,000 square feet and 96 MW of critical IT capacity. Its overview uses future-tense language. Primary source →
- Operator / company disclosure Infrastructure design. The operator describes multiple electrical feeds, N+1 electrical redundancy, closed-loop chilled-water cooling and N+2 mechanical redundancy. Primary source →
- Operator / company disclosure Connectivity design. The campus offering includes carrier-neutral connectivity, six meet-me rooms and three fiber entry points. These are specifications, not evidence of network-service revenue or tenant occupancy. Primary source →
Who receives the money?
Our analysis of disclosed roles. Revenue routes are business-model interpretations, not estimates of booked project revenue.
| Company / exposure | Economic role | What investors need to establish |
|---|---|---|
| Vantage | Potential wholesale facility rent and operating services | Ownership economics, delivered phases and billable contracts. |
| Utility and electrical suppliers | Potential enabling infrastructure and consumption revenue | Named service obligations and awarded contracts; no utility or vendor is inferred here. |
| Carriers and customers | Connectivity services and tenant computing operations | Actual deployments and service contracts; campus specifications do not identify customer workloads. |
How financially meaningful is it? Analyst interpretation
Our analysis: the building count matters because revenue commencement can be staggered while shared infrastructure is paid for early. Allocate common substation and site costs consistently across phases, and avoid calling early phases profitable by leaving shared costs elsewhere. A market with many nearby users can support leasing, but customer willingness to pay requires timely usable power and acceptable technical specifications. Address and market branding should not substitute for precise property and utility evidence.
Campus cash generation = sum of each phase’s billable capacity × net rental rate, less operating costs and shared infrastructure spending. Development yield should use the full capital allocated to that phase.
Hypothetical illustration: a 12 MW tranche billed at USD 140 per kW-month produces USD 20.16 million annual rent before costs. A three-month delay removes USD 5.04 million in the first year. These assumptions do not represent VA2 pricing or commissioning.
Milestones that would change the assessment
| Milestone | Evidence to watch |
|---|---|
| Phase identification | Dated confirmation of each building’s construction and ready-for-service status. |
| Electrical acceptance | Utility energization and tested capacity matched to the same customer delivery dates. |
| Lease economics | Contracted versus billable MW, pricing and customer-funded versus owner-funded fit-out. |
What could break the investment case?
Our analysis: Shared infrastructure can become stranded if subsequent buildings are delayed. Network diversity does not compensate for insufficient electrical capacity. Existing cooling specifications also need customer-level validation before assigning modern high-density AI economics. Financing costs can accumulate during the interval between construction spending and accepted delivery.
What would change our view?
Our analysis: Verified commissioning, predictable phase delivery and lease terms that compensate the owner for customer-specific capital would strengthen the case. Extended power delays, disputed acceptance or a mismatch between design and tenant demand would weaken it. A current phase schedule would materially improve confidence beyond the undated campus offering.
What remains unknown Not established in this review
Current delivery dates, energized and billable capacity, tenant identities, utility arrangements, capital commitments, lease rates, measured efficiency and site-level financing are not established by the operator overview.

Virginia DEQ record check
Reviewed October 7, 2026 · Candidate facility match
DEQ lists Vantage Data Centers VA2 LLC at 22435 Glenn Drive, Sterling, under air registration 74242. The legal entity and market align with Ashburn II, but building-level address reconciliation and the current permit document remain outstanding. This candidate is not NTT Global VA2 and does not establish that the full 96 MW design scope is energized.
