The one-minute investment takeaway
Our analysis: The Goodyear location needs a building-level capacity reconciliation. The campus is geographically relevant to the Phoenix west valley, but the investment analysis should remain grounded in delivered and billable phases. A large IT envelope creates expansion potential requiring customers, electrical readiness and financing. Vantage is private; APS exposure is through Pinnacle West and depends on regulated service economics. Neither entity has disclosed site earnings in the reviewed page. The desert operating environment makes cooling performance and summer service obligations important. Certifications for named buildings help identify actual structures while not proving every planned building’s live load.
Readiness basis: Classification of evidence in the reviewed profile; strongest documented phase, not full-campus completion. Multi-building campus marketed; full 176 MW delivery and occupancy unverified Readiness source →
What the sources establish
- Campus scope. Vantage’s AZ1 page locates the campus in Goodyear and specifies a five-building, 50-acre, 176 MW critical IT plan. Primary source →
- Named electricity and cooling. The page names APS, an onsite substation and closed-loop cooling; forward-looking technical specifications do not verify full delivery. Primary source →
- Public parent. Pinnacle West identifies APS as its principal utility subsidiary and its listed ticker as NYSE: PNW. Primary source →
Who receives the money?
Our analysis of disclosed roles. Revenue routes are business-model interpretations, not estimates of booked project revenue.
| Company / exposure | Economic role | What investors need to establish |
|---|---|---|
| Vantage Data Centers | Recurring property and retained service contribution | Accepted and billable capacity, rents, retained service costs and maintenance |
| Named resource or service participants | Utility service, network provision or managed-fund ownership only where documented | Contracts, billing scope and cost recovery; do not treat customer payments as automatic profit. |
| Other equipment and construction vendors | Potential capital-purchase receipts; no undisclosed vendor assigned | Actual orders and scope before attributing earnings or AI exposure. |
How financially meaningful is it?
Our analysis: The campus is geographically relevant to the Phoenix west valley, but the investment analysis should remain grounded in delivered and billable phases.
Property contribution should distinguish base rent, reimbursed utilities and retained service margins; utility capital cost recovery is a separate model.
Hypothetical illustration: At an assumed USD 140/kW-month, 10 MW of additional billing produces USD 16.8 million annual gross fees before costs. This is not a Vantage lease rate or accepted AZ1 load.
Milestones that would change the assessment
| Milestone | Evidence to watch |
|---|---|
| Readiness and scope | Accepted and billable MW by building, lease-backed growth and APS service scope |
| Customer economics | Named commitments and accepted equipment scope; reconcile recurring receipts, electricity recoveries, incentives and maintenance. |
| Capital and resources | Document the incremental power, cooling and network investment needed at the intended density; identify which party pays. |
| Evidence of useful output | For owner-users, useful computing per dollar; for landlords, billable load and service margin; neither is inferred from a building count. |
What could break the investment case?
Our analysis: Counting all advertised MW as commissioned capacity would exaggerate readiness. Heat, density retrofits, utility upgrades and tenant incentives can reduce property contribution. Private fund ownership is not a direct listed Vantage stock.
What would change our view?
Our analysis: Phase-specific customer acceptance, sustained useful workloads and cash generation after recurring costs would strengthen our assessment. Missed acceptance, deteriorating margins or additional capital required without equivalent contract protection would weaken it. A larger design envelope alone would not change the operating assessment.
What remains unknown
Current phase utilization, site-specific cash flow, customer acceptance detail, actual tariff, measured PUE, maintenance obligations and incremental capital returns are not fully disclosed in the reviewed sources. Coordinates represent the named locality or campus vicinity, not a surveyed building. A target date is not a verified completion. Building area is not IT MW, and utility or generation capacity is not automatically campus computing capacity.
Project research for information, not a buy recommendation. Financial illustrations use assumptions, not disclosed site results or management guidance.
Arizona government record check
Reviewed October 7, 2026 · Government record leads located; underlying documents not retrieved
Goodyear’s indexed city news identifies Vantage’s Phase II topping-out report dated July 6, 2023. An indexed February 24, 2025 council packet also mentions an amended Vantage AZ Campus sign package. The underlying documents could not be retrieved in this screen, so these remain follow-up leads rather than verified permit decisions. A topping-out milestone and a sign-package action would not establish full 176 MW delivery, occupancy or an APS service commitment. Exact air permits and building-level completion records remain unresolved.

Company investor information & quarterly statements
Vantage principal operator is private; public quarterly statements unavailable. APS/Pinnacle West is ancillary utility exposure, not evidence of a named major publicly traded AI tenant.
