Investment takeaway

A brownfield Frankfurt-market campus combines September 2025 construction evidence with an attributed capital plan above €2 billion and a project-specific first partial generator authorization. Its power reserves and city connection assumptions do not establish delivered compute capacity.

Power and readiness

Company documents describe 180 MW power reserves. Hanau’s climate model instead uses 180 MVA connection capacity with a prospective 230 MVA ceiling; these are not interchangeable with operating IT load. Stadtwerke Hanau and Hanau Netz provide relevant infrastructure, while the neighboring 30 MWe CHP feeds the local grid rather than providing an exclusive 180 MW campus supply.

Capital and financing

Data4 increased its announced campus investment plan from more than €1 billion to more than €2 billion by September 2025. Brookfield ownership is documented in specialist reporting. No Hanau-specific closed lender facility was verified; platform capital pledges must not be assigned to the campus.

Company economic roles

Data4 is developer and operator; Data 4 Germany S.à.r.l. is the legal generator applicant. Brookfield is an indirect owner. Stadtwerke Hanau and Hanau Netz have infrastructure roles. Mainova is a planned waste heat counterparty. Engie’s documented contract is for the neighboring CHP, not a verified campus EPC contract.

Milestones

Acquisition and preparation were disclosed in 2023. Mainova disclosed a signed heat integration letter of intent August 29, 2024. Groundbreaking occurred September 15, 2025. The government portal records a June 17, 2026 decision for first partial standby generator authorization. The historical 2025 first-module target does not establish completed service.

Risks

Phase-specific approvals, electrical delivery, tenant leasing, brownfield construction and commissioning remain material. The full generator grant attachment returned 404, limiting review of conditions, amendments and appeal provisions.

What would change the assessment

Readable permit conditions, verified substation energization, first service and customer contracts would strengthen the assessment. Grid delay, appeal or capacity reduction would weaken it.

Unknowns

Full environmental conditions, amendments and appeals, energized load, ready-for-service date, tenant leases, site EBITDA, closed financing and electricity contract terms remain unverified.

Coverage and scope

Adds Frankfurt-market brownfield construction with project-specific regulator evidence. One Hanau campus; first generator authorization covers M1-M4, not whole-campus customer service.

Financial significance and assumptions

Data4 increased its announced campus investment plan from more than €1 billion to more than €2 billion by September 2025. Brookfield ownership is documented in specialist reporting. No Hanau-specific closed lender facility was verified; platform capital pledges must not be assigned to the campus.

Our analysis: construction can precede customer billing and cash returns. No utilization, pricing, margin or project earnings model is assumed. Investment plans, financing facilities and money spent are different quantities.
