The one-minute investment takeaway
MT2 illustrates a different AI infrastructure opportunity: companies may need places to connect their systems to networks, partners and cloud services even when they do not train frontier models onsite. The investment case depends on recurring customer deployments and connectivity revenue, not on assuming that a Montreal location contains a giant GPU cluster.

What the sources establish
- Operator / company disclosure Facility evidence. Equinix lists MT2 at 3500 Rue F.-X.-Tessier in Vaudreuil-Dorion, with 37,832 square feet of colocation space and 2N UPS redundancy. Its product list includes Cross Connects and Equinix Fabric. Current specifications do not disclose utilization or a named AI tenant. Primary source →
- Operator / company disclosure Historical development plan. The April 5, 2023 announcement targeted opening in the second half of 2023 and described connectivity for Montreal-area financial services, gaming and aerospace businesses. That original target is not independent evidence of the exact opening date. Its old bandwidth-growth forecast must not be treated as a measured current result. Primary source →
Who receives the money?
Our analysis of disclosed roles. Revenue routes are business-model interpretations, not estimates of booked project revenue.
| Company / exposure | Economic role | What investors need to establish |
|---|---|---|
| Equinix / EQIX | Supplies colocation and listed connectivity services. | Recurring deployments, billable power and paid connections underpin the revenue opportunity; MT2 revenue is undisclosed. |
| Enterprise customers | Place infrastructure near counterparties and services. | Customer retention and expansion can improve owner economics; AI usage needs deployment-specific evidence. |
| Network and equipment suppliers | Participate in the connectivity and hardware layers. | A platform ecosystem is not a named MT2 procurement contract; do not assign supplier orders without evidence. |
How financially meaningful is it? Analyst interpretation
Our analysis: a smaller colocation site can be useful through connectivity and customer relationships, even without hyperscale power capacity. Building area cannot establish sellable cabinet count or earnings; redundancy equipment consumes space and adds cost. At company level, the important question is whether operating cash growth exceeds maintenance, expansion and financing needs. MT2 is one facility and cannot explain Equinix’s consolidated results by itself.
Modeled monthly revenue = occupied billable cabinets × net cabinet price + paid connections × net connection price + other services. Deduct power and other operating costs, and distinguish customer power recovery from economic margin.
Hypothetical illustration: 1,000 billable cabinets at an assumed CAD 1,000 monthly net price generates CAD 12 million annually before connectivity, power recovery and expenses. A 10% occupancy increase with a 5% price decline increases this revenue component by only 4.5%. These are not MT2 specifications or prices.
Milestones that would change the assessment
| Milestone | Evidence to watch |
|---|---|
| Customer deployment | Seek evidence of production installations and renewals, rather than assuming all listed space is leased. |
| Connectivity attachment | Look for disclosed paid connection growth alongside cabinet additions; availability does not establish sales. |
| Density upgrades | Verify site-specific cooling, electrical delivery and customer acceptance before attributing AI deployment capability. |
What could break the investment case?
Our analysis: Nearby cloud infrastructure can attract connections but may also absorb workloads that would otherwise be colocated. Customer churn, energy costs and expensive density upgrades can reduce returns. Generic cooling language does not prove an installed AI system or a booked equipment order.
What would change our view?
Our analysis: Our confidence would rise with sustained deployments, renewals and connectivity growth. It would fall if footprint expands without customer spending or if higher-density requirements demand uneconomic upgrades.
