The one-minute investment takeaway
Our analysis: Ottawa branding should not obscure Quebec geography. OT1 adds another Quebec profile in the Gatineau area. Its investment role is existing colocation and connectivity, with local service acceptance and recurring margins as the key tests.
Readiness basis: Classification of evidence in the reviewed profile; strongest documented phase, not full-campus completion. Existing operator-listed IBX; current accepted customer load unknown Readiness source →
What the sources establish
- Correct province. Equinix markets OT1 under Ottawa but gives its physical address as 200 Avenue Lepine, Gatineau, Quebec. It lists 21,399 square feet of colocation space. Primary source →
- Resilience specification. The operator lists N+1 UPS, generator and cooling redundancy, 96 hours generator autonomy and Fabric products. These specifications do not establish actual availability, IT MW or tenant identity. Primary source →
Who receives the money?
Our analysis of disclosed roles. Revenue routes are business-model interpretations, not estimates of booked project revenue.
| Company / exposure | Economic role | What investors need to establish |
|---|---|---|
| Equinix | Colocation and connectivity operator | Billable cabinets, accepted power and net recurring contribution. |
| Customers and network carriers | Lease, service and interconnection counterparties | Contract duration, concentrations and actual traffic; no specific tenant is inferred. |
| Equipment and utility suppliers | Potential infrastructure and renewal receipts | Named contracts before attributing project revenue or profit. |
How financially meaningful is it?
Our analysis: Gatineau’s proximity to the Ottawa market can support enterprise and public-sector demand, but proximity is not proof of a government contract or sovereign-cloud workload. Investor diligence should establish tenant identity, procurement requirements and contractual service obligations. The reported 96-hour generator autonomy describes a technical design boundary; resilience still depends on testing, fuel availability and common failure modes. Recurring rent and connection contribution need to cover maintenance, support and any security-specific customer work. Digital sovereignty themes may create opportunities while requiring costly process controls, audits or segmentation. Do not treat a compliance listing as universal eligibility for every procurement. Current electrical headroom and customer acceptance matter more than total floor area. OT1 is physically in Quebec and is covered separately from both Montreal facilities and other Ottawa-area infrastructure.
Facility yield equals accepted rent plus net service contribution minus operating, maintenance and financing costs, relative to all allocated delivery capital.
Hypothetical illustration: 100 billable cabinets at CAD 1,500 per cabinet-month produce CAD 1.8 million annual receipts before costs. A 25% lower billable count reduces receipts to CAD 1.35 million. Cabinet count, pricing and occupancy are assumptions, not disclosed site results.
Milestones that would change the assessment
| Milestone | Evidence to watch |
|---|---|
| Scope and capital | Reconcile campus and portfolio figures, accepted versus potential capacity, and property versus equipment funding. |
| Electrical and cooling acceptance | Billable capacity, density upgrade costs and lease renewal economics. Equipment delivery, construction completion and commissioning are separate steps. |
| Commercial productivity | Useful workloads or billable customer capacity, with operating costs and renewal obligations included. |
| Counterparty attribution | Named binding service and procurement terms before estimating participant earnings. |
What could break the investment case?
Our analysis: Security and contractual support obligations can increase operating cost. Government or AI demand must be established by actual agreements, not inferred from metro proximity.
What would change our view?
Our analysis: Dated acceptance, improved useful output and competitive net resource costs would strengthen our assessment. Underutilized capacity, expensive upgrades without customer support, or rising renewal costs ahead of economic benefits would weaken it. We would update this profile using campus-specific operating and contractual evidence. A larger corporate investment headline, a grant program or a design capability alone would not establish a stronger return.
What remains unknown
Current accepted IT MW, facility load, billable occupancy or workload utilization, site-attributable earnings, tariff details, phase capital, supplier contract values and measured performance remain unestablished unless explicitly stated above. Operator specifications are not independently measured outcomes. The pin represents the locality rather than a verified server hall. Broad portfolio AI demand is not proof of a dedicated AI deployment here.
