The one-minute investment takeaway
QC4 is a wholesale powered-space opportunity where staged delivery and customer commitments matter more than the full-build headline. Montreal’s climate and power characteristics can support the offering, but the owner earns returns only when usable infrastructure becomes billable. The source also contains conflicting capacity figures, so the advertised total needs qualification before it enters an investment model.
Readiness basis: Classification of evidence in the reviewed profile; strongest documented phase, not full-campus completion. Operator markets full-development campus; commissioned load unestablished Readiness source →
What the sources establish
- Operator / company disclosure Full-development scope. Vantage’s overview describes a 10-acre, three-facility campus with 50 MW of critical IT load and 320,000 gross square feet when fully developed. Its gallery instead says 48 MW. We use 50 MW as the overview specification and retain the discrepancy; neither figure proves current delivered or leased capacity. Primary source →
- Operator / company disclosure Efficiency and supply. The same page gives a 1.2 annual design PUE at full capacity, describes a dedicated substation and hydroelectric energy from Hydro-Québec. Design PUE is not measured operating efficiency; the energy description does not establish a new project-specific power allocation. Primary source →
Who receives the money?
Our analysis of disclosed roles. Revenue routes are business-model interpretations, not estimates of booked project revenue.
| Company / exposure | Economic role | What investors need to establish |
|---|---|---|
| Vantage / private | Develops and operates powered data-center infrastructure. | Leased capacity, commencement dates, net rent and financing determine cash returns. |
| Hydro-Québec / public utility | Named in the campus energy description. | Power supply and customer cost recovery are separate from campus lease income; no utility earnings estimate is assigned. |
| Computing customers | Deploy and monetize their own systems. | The reviewed page does not establish a named AI tenant or supplier order; high-density capability is an offering. |
How financially meaningful is it? Analyst interpretation
Our analysis: phase size controls how much capital is committed ahead of rent. Building in response to binding demand can reduce idle-capacity costs, but contractual obligations may still require upgrades before billing. Published square footage is gross area, not leased white space. The full-build specification should therefore sit outside the current-income calculation until delivered capacity and contractual occupancy are known.
Modeled lease contribution = billable contracted kW × net monthly rent × 12 − non-recovered site expenses. Power efficiency affects costs, but whether the owner or customer receives the savings depends on lease terms.
Hypothetical illustration: 10 MW of steady IT load at PUE 1.2 requires 12 MW of total facility power; at PUE 1.4 it requires 14 MW. Over 8,760 hours the difference is 17,520 MWh. At an assumed CAD 50/MWh that is CAD 876,000 annually. This is not measured QC4 performance or its tariff.
Milestones that would change the assessment
| Milestone | Evidence to watch |
|---|---|
| Capacity reconciliation | Seek corrected specifications and building-level delivered MW before treating 48 or 50 MW as current operating capacity. |
| Customer handover | Track contracted phases, commissioning and lease commencement separately; space availability does not establish billing. |
| Operating efficiency | Compare measured PUE at actual load with the full-capacity design target and establish who pays for electricity. |
What could break the investment case?
Our analysis: Partial loading can produce different efficiency from the design target. Tenant fit-out can require additional cooling or power spending. Unleased phases incur financing and upkeep without corresponding rent. Hydroelectric sourcing alone does not establish adequate expansion service.
What would change our view?
Our analysis: Our confidence would rise with reconciled capacity, commissioned phases and leases converting to billing. It would fall if speculative build-out expands ahead of demand or if density upgrades absorb the expected rent premium.
