Approximate locality marker. Construction-stage classification does not mean every planned phase is permitted, energized or serving customers.

Investment takeaway

Berlin construction and a named lender facility make this more tangible than a sovereign-AI pledge. €210m development financing is verified as lender-reported; it is not the whole campus cost, revenue, or evidence that all planned capacity is leased.

Power and readiness

Incoming electrical supply and IT load are different measures. The DATA2HEAT relationship documents a planned heat reuse pathway. No signed project-specific firm electricity service agreement or customer energization record was verified.

Capital and financing

Standard Chartered reports a €210 million bespoke facility. VIRTUS’s July 2025 commentary described €900 million campus investment; that is an attributed capital plan, not the confirmed facility amount. Drawdowns, covenants and tenant leases remain undisclosed. September 2026 portfolio financing cannot be allocated entirely to Berlin.

Company economic roles

VIRTUS is the developer and operator and part of STT GDC. Standard Chartered (STAN) is an arranger and hedging bank. DATA2HEAT, a joint venture of Investa Real Estate and GASAG Solution Plus, plans heat reuse infrastructure. Lending exposure is different from campus ownership and operating rent.

Milestones

GASAG documented groundbreaking June 6, 2025; DCD reported construction June 10. VIRTUS’s July 4 commentary targeted Q3 2026; that elapsed target is not proof of completion. Standard Chartered disclosed financing February 5, 2026. DCD’s April 16 reporting expected Marienpark opening in 2027.

Risks

Grid and electrical commissioning, lease-up, construction costs, financing conditions and heat network delivery are unresolved. The lender’s 57.6 MW full-buildout figure conflicts with the current English operator webpage’s 62.6 MW; retain both source dates and scope rather than silently reconcile.

What would change the assessment

Named customer contracts and documented commissioning would strengthen the assessment. Power delays, funding conditions or unexplained capacity revisions would weaken it.

Unknowns

Project permit identifiers, firm grid service terms, financing close date and drawdowns, customer leases, rental rates and delivered AI capacity remain unverified.

Coverage and scope

Begins Germany coverage with Berlin construction and named project financing. One Marienpark campus, distinct from VIRTUS Wustermark; no completed-service finding.

Financial significance and assumptions

Standard Chartered reports a €210 million bespoke facility. VIRTUS’s July 2025 commentary described €900 million campus investment; that is an attributed capital plan, not the confirmed facility amount. Drawdowns, covenants and tenant leases remain undisclosed. September 2026 portfolio financing cannot be allocated entirely to Berlin.

Our analysis: construction can precede customer billing and cash returns. No utilization, pricing, margin or project earnings model is assumed. Investment plans, financing facilities and money spent are different quantities.
