Project status: QScale's customer story reports HPE AI Cloud successfully launched at Q01; Building B was under construction in June 2026. Current campus load and Building B commissioning remain unverified.. Capacity scope: 142 MW operator-listed campus power capacity; 114 MW protected customer IT-load specification; separate 60 MW IT Building B expansion reported under construction in June 2026; current operating load undisclosed. The one-minute investment takeaway
Our analysis: High-density infrastructure needs billable customer acceptance. Q01 offers a named tenant and a specific expansion, making its commercial evidence stronger than a generic AI-ready land proposal. The new building remains a delivery and underwriting question.
Readiness basis: Classification of evidence in the reviewed profile; strongest documented phase, not full-campus completion. Existing campus with HPE tenant; Building B under construction in June 2026 Readiness source →
What the sources establish
- Capacity definitions. QScale markets 142 MW campus capacity and 114 MW protected customer IT load. Those figures describe different electrical boundaries, not two additive capacity blocks. Primary source →
- Expansion. Its June 4, 2026 release reports Building B construction and 60 MW additional IT capacity, with a $700 million headline whose currency is not explicit in that release. No operating date is established. Primary source →
- Tenant and funding roles. HPE was named first anchor tenant in May 2023. The announcement does not disclose the lease pricing or Building B occupancy. Primary source →
- Managed investment relationship. The June 2026 Building B release identifies QScale as a portfolio company of Infrastructure at Goldman Sachs Alternatives; this names a managed investment relationship, not sole GS corporate ownership. Primary source →
Who receives the money?
Our analysis of disclosed roles. Revenue routes are business-model interpretations, not estimates of booked project revenue.
| Company / exposure | Economic role | What investors need to establish |
|---|---|---|
| QScale | Campus landlord and infrastructure operator | Net contracted rent, delivered capital and cooling-service cost. |
| HPE | Disclosed anchor tenant | Scope, acceptance and current contract obligations; tenancy is not equipment sales. |
| Goldman Sachs Alternatives infrastructure funds | Disclosed managed-investment relationship | Fund capital and ownership; distinguish asset returns from GS management fees. |
How financially meaningful is it?
Our analysis: The relevant return is rent and infrastructure-service contribution on delivered capital. An anchor tenant supports the demand thesis, but the announcement does not establish the duration, price or occupancy of every phase. Liquid cooling and high rack density can require expensive distribution and heat-rejection systems; investor models need the actual lease boundary for those costs. Goldman Sachs managed-infrastructure exposure creates a financing relationship, while corporate management fees and fund asset returns remain different cash flows. The 142 MW, 114 MW and 60 MW figures must be reconciled by building and electrical definition before estimating revenue. Building B can create value if customers accept capacity at adequate net rates; a shell or GPU-compatible design alone cannot demonstrate that result.
Facility yield equals accepted rent plus net service contribution minus operating, maintenance and financing costs, relative to all allocated delivery capital.
Hypothetical illustration: 10 MW billed at USD 150 per kW-month produces USD 18 million annual rent before costs; 25% unaccepted capacity reduces that to USD 13.5 million. These are assumptions, not campus contract rates or occupancy.
Milestones that would change the assessment
| Milestone | Evidence to watch |
|---|---|
| Scope and capital | Reconcile campus and portfolio figures, accepted versus potential capacity, and property versus equipment funding. |
| Electrical and cooling acceptance | Building B electrical acceptance, signed demand and rent commencement. Equipment delivery, construction completion and commissioning are separate steps. |
| Commercial productivity | Useful workloads or billable customer capacity, with operating costs and renewal obligations included. |
| Counterparty attribution | Named binding service and procurement terms before estimating participant earnings. |
What could break the investment case?
Our analysis: Customer acceptance may lag electrical and cooling commissioning. Expansion capital can be spent before rent begins. Hardware compatibility is not a NVIDIA purchase order, and HPE tenancy does not prove all new capacity is contracted.
What would change our view?
Our analysis: Dated acceptance, disciplined incremental capital and useful output at competitive resource cost would strengthen our assessment. Idle equipment, repeated delivery slippage or capital and renewal spending ahead of economic benefits would weaken it. We change the stage only on project-specific evidence, and would improve public-company financial attribution only with contract scope and cash-flow detail. A larger headline by itself would not justify a stronger return conclusion.
What remains unknown
Current accepted IT and facility MW, workload mix, utilization, site-attributable income, contract prices, tariffs, hardware renewal schedule and phase-specific capital allocation remain unestablished in the reviewed sources unless explicitly disclosed above. Targets remain expectations until confirmed. The map pin represents the locality rather than a verified individual building. Supplier, fund and corporate exposures must be modeled separately.
